Master Planning, Entitlements, and Permitting
I was responsible for the full pre development of this project through to entitlement and permits. When I began work on it the site was vacant and zoned AG with limited utility capacity. I immediately began working with our engineer to design a layout that contoured to that natural topography and allowed for waterfront canal access. We also designed multiple on site retail, dining, and entertainment spaces as well as a neighboring package utility plant that would provide water and sewer to the site. After almost 14 months the project was approved in mid 2023.
